City Gateway is a premier mixed-use development in the heart of Downtown Raleigh’s innovation district. An extraordinary, first-of-its-kind development for the Triangle region, Phase I at City Gateway will be the area’s first ENERGY-POSITIVE building, producing all the energy it needs on site. With SMART BUILDING technology, information from various building systems will be leveraged to optimize energy and operational performance. The building includes a geothermal HVAC system, high performance lighting and glass, natural daylight, superior insulated building envelope, digital energy dashboard and solar panels.
Notable Fact
City Gateway will be the new home to the Exploris School. The Exploris School, a downtown Raleigh charter school, will locate on the ground floor of the new building. With the development of a modern campus in downtown Raleigh, Exploris will consolidate two of its exsiting locations into a state-of-the-art, energy positive building. The school will occupy a 3-story, 55,000sf space. Building spaces include 18 classrooms, art room, music room, special educations rooms, a multi-use area and kitchen/dining. The site will feature an outdoor classroom, a wellness space and walking trails.
